Description

Loof (formerly known by the working title “De Hoven, Block 6”) is a new residential complex that will add a mix of apartments and commercial space to the existing residential and retail area in the neighborhood. The complex will accommodate approximately 70 apartments—60 two-bedroom and 10 three-bedroom units—spread across five residential floors. The ground floor will feature a commercial space that complements the shopping center’s amenities, while the first floor will house a parking deck that connects to the shopping center’s existing parking facilities.

The homes were designed with sustainability and energy efficiency in mind: they are heated and cooled with a WKO system and meet high energy standards (A++++). The building also features a climate-adaptive green roof with solar panels, which enables both water storage and energy generation. In addition, the project is characterized by a high degree of nature inclusiveness through the use of green facades, native plantings and nesting and dwelling places for house sparrows, butterflies and bees.

Instead of a traditional concrete construction, Cross Laminated Timber (CLT), an innovative and sustainable timber construction system that contributes to lower CO2 emissions, will be used.

Location

Loof is being built on the right side of the entrance to the De Hoven shopping center on Troelstralaan in Delft, next to Kwalitaria. This entrance has been given a new look. The new parking area on the first floor is conveniently connected to the shopping center’s existing parking facilities, making parking easier for residents and visitors. We are currently working on the final design for Block 6.

Planning

Construction has now begun. Completion is expected around the third quarter of 2027. The Loof development promises to be a valuable addition to the existing retail area, with a focus on sustainable and nature-inclusive housing solutions for the future.
